When you decide to purchase a property in Spain, do not forget to appoint a good lawyer or gestoria who will check for you if there are no debts, mortgage or other charges on the property and if all necessary permits are in order. They will also transfer all necessary utility contracts in your name.


We can always escort you to a few good, independent lawyers or gestorias, but the final choice is yours.

What do you need when PURCHASING a home?

If you decide to buy a property in Spain, you should take into account and request a number of items.


First, a NIE number (Numero de Identificacion de Extranjero). This is a registration number for foreigners in Spain. This can be arranged by the lawyer appointed by you. You can give your lawyer a power of attorney to arrange all matters for you. A contract is drawn up in Spanish and English. The English-language contract is purely informative.


You must open a bank account with a Spanish bank. An advanced payment / deposit of 10% of the sales price must be paid. You can make a small deposit of 3000,- € at the time of the signing of the sales contract, but the remaining amount of the 10% must be paid within 21 days. The advance payment is not refundable except in the mortgage loan application clause.


In consultation with the seller, determine a date for the execution of the notarial deed.

What do you need when SELLING your property?

  1. A copy of your Escritura or a Nota Simple

  2. Your NIE (Numero de Identificacion de Extranjero) number

  3. EPC certificate (Energy Performance Certificate)

  4. Your latest bills of water and electricity

  5. Last IBI (Real estate tax)

  6. All licenses / permits for work performed (pool, terrace , outbuilding, etc ....)

  7. Fin the Obra document

  8. Certificado de habitabilidad

  9. Data of your lawyer / gestoria

  10. Inventory of the property if certain items in the sale would be included
